A flexible and collaborative response has led to two new lettings at the 13-storey South Gate House office building in the heart of Cardiff’s city centre.
Existing tenant LDMS has signed a new five year agreement to lease 4,327 sq ft of space on the 3rd Floor East, in addition to the 4,147 sq ft it already occupies on the 3rd Floor West of the 90,000 sq ft multi tenanted building in Wood Street.
Acting on behalf of the landlord, the Building Consultancy arm of Knight Frank has carried out a refurbishment of the two office wings which together comprise 8,474 sq ft, including removal of suspended ceilings exposing the concrete soffit, the installation of a new comfort heating and cooling system, new carpeting and decoration.
LDMS is a pioneer of credit software, with a 25 year history of delivering loan management solutions. Its platform is used to manage over €65bn in assets across 10 countries and over seven million customer accounts.
Chris Whitcombe, managing director at LDMS said: “As we’ve continued to grow, supporting our customers across the world, we have invested in more space for our people and a full upgrade to support modern working. The great central location has been a key part of our ability to attract talent from far and wide”.
Also digital experience and technology agency Unrvld Ltd has moved across Cardiff to lease a 2,534 sq ft office suite on a five year lease. It will occupy one of the new suites being created by the landlord on the 7th Floor West.
Unrvld Ltd was formed in Cardiff 20 years ago and now has its HQ in London with four further offices across the UK and Europe. The company designs, builds and optimises digital products and services, including websites and apps.
Tom Evans, operations manager at Unrvld, commented:
“UNRVLD is excited to be moving into South Gate House following a post-pandemic shift to a hybrid working model. We needed to reduce our office footprint and focus on creating a more dynamic and flexible work environment for our team.
“South Gate offers exceptional convenience, with easy access to both Cardiff Central train and bus stations, making commuting simpler for our staff. Plus, being right in the centre of town, we’re close to all the amenities the city has to offer.”
Property consultancies Knight Frank, Savills and EJ Hales are joint letting agents for South Gate House.
Mark Sutton, partner in the offices agency team of Knight Frank in Cardiff, said:
“The landlord has continued to invest in the ongoing refurbishment of the entire office building, including a new reception, and new office space, WC’s, showers and end-of-trip facilities which are now complete.
“New occupiers are attracted to the new and varied specification on offer as well as the landlord’s flexible approach to providing exactly what they need, in a building which is ideally located adjacent to Cardiff Central Station and the city’s transport interchange.
Gary Carver, Director at Savills said:
“We have witnessed an upturn in activity in Southgate since the refurbishment programme commenced. We can offer wings of 4,300 sq ft with flexible floor plates capable of subdivision to suit the specific requirements of incoming occupiers with flexible lease terms available on refurbished suites from 1,100 sq ft up to whole floors of 8,600 sq ft at quoting annual rental of £18.50 per sq ft.”
