New homes planned by Anwyl Homes in Penrhyn Bay could see more than £400,000 invested in the community along with a new school car park and a play area.
The Ewloe-based homebuilder has submitted a full planning application to Conwy County Borough Council to develop almost 13 acres of land off Derwen Lane.
Subject to approval, the scheme would deliver 152 new homes.
Anwyl’s chief operating officer Phil Dolan said:
“Our proposed development site in Penrhyn Bay is allocated for housing in the Conwy County Borough Council’s Local Development Plan and would make a key contribution towards the area’s housing requirements. We reviewed comments made during the pre-application consultation period and feedback from the community following a public consultation and ensured all comments were addressed before finalising the application. We carefully considered the housing mix to ensure it meets local needs.
“There has been little to no new affordable homes built in the area over the last decade, but we’re hoping to rectify that by providing 54 affordable homes alongside 98 private sale properties.”
Across the proposed development Anwyl plans to build a wide selection of homes including detached, semi-detached and mews houses with two to four bedrooms, plus one-bedroom apartments, providing a street scene of modern and sympathetic architectural styles.
The affordable homes will be indistinguishable from the open market properties creating a tenure blind street scene.
The site is located in a residential area close to Ysgol y Creuddyn and Ysgol Glanwydden.
“As a family-run business we take care to create developments that deliver the type of homes people want to live in, in sustainable locations. We’re also committed to ensuring that as the neighbourhood grows it remains a great place to live,” Phil added.
“With this in mind our plans for new homes in Penrhyn Bay also include a new school car park and drop off point, plus a play area with at least five pieces of equipment. We’d also investment more than £400,000 in the local community in the form of section 106 contributions to be paid to the local authority. This would include an education contribution of more than £310,000; around £75,000 for open space; almost £32,000 towards library provision; plus funding towards waste services and allotments. If approved, the new homes would also bring a further economic boost to the area, through spending by employees and contractors during the construction phase and new residents once moved in.”
Anwyl is already building and selling new homes in Llandudno at Parc Bodafon.
